A major hotel development opportunity in the heart of Dublin has been listed for lease by global adviser CBRE, offering operators a rare site in one of the city’s most coveted districts. The project, led by Aviva Life & Pensions Ireland DAC, combines a new-build hotel with refurbished Georgian buildings close to key business and entertainment hubs.
What is proposed
The planned scheme calls for a seven-storey-over-basement, 184‑bedroom hotel that will include a restaurant, bar and additional commercial space on Clarendon Street in Dublin 2. The new building is designed as a turnkey opportunity for an operator to lease and open under their brand.

Alongside the new hotel, the developer intends to renovate four Georgian properties on South William Street. These buildings will retain commercial uses at ground floor and basement level, while the upper floors will be converted into 10 apartment suites.
Operator opportunity
“This exceptional hotel development presents a fantastic opportunity for astute operators to secure a prime, turnkey development in Dublin’s most sought- after location,” said Alexandra Sheeran, director at CBRE. “With its unbeatable prestige and potential for innovative design, this project offers the chance for a visionary hotelier to collaborate with the developer and create an incredible hotel in one of the city’s most exclusive areas.”
Location and access
Positioned in Dublin’s Central Business District, the site is within easy walking distance of Grand Canal Dock, the International Financial Services Centre (IFSC) and the Convention Centre Dublin. Major venues including the 3Arena, Croke Park and the Aviva Stadium are also nearby, putting the scheme at the centre of both corporate and leisure activity.

Transport links and demand outlook
CBRE says the proposed MetroLink will strengthen the hotel’s connectivity, with the planned St. Stephen’s Green station expected to improve links to Dublin Airport and the wider transport network. That enhanced access is cited as a factor likely to support sustained demand from international leisure travellers, corporate guests and group bookings.
The advisers add that Dublin’s hotel market remains robust, helped by strong office take-up from multinational firms and rising visitor numbers. Together, those trends are expected to underpin long-term demand for new hotel capacity in the city centre.
For operators seeking a prominent, central site, the combination of a ready-built hotel, restored Georgian accommodation and proximity to Dublin’s business and event districts creates a standout leasing proposition.
